Understand SDA

What is SDA?

SDA is a type of housing funded by the NDIS, designed for people with extreme functional impairment or very high support needs. These homes are built to be accessible, safe, and supportive of your independence. There are different SDA design categories:

  • Improved Liveability — for people with sensory, intellectual, or cognitive support needs.
  • Fully Accessible — for those needing high physical access features.
  • Robust — strong, durable homes for those who may need additional safety measures.
  • High Physical Support — for people requiring a high level of physical support, like hoists or automated features.

Check Your Eligibility

To be eligible for SDA, you must have it included in your NDIS plan. The NDIS will consider:

  • Your current living situation.
  • Your support needs.
  • How SDA will help you achieve your goals.

If you’re unsure whether you qualify, speak to your support coordinator or planner - or reach out to us, and we’ll help point you in the right direction.

Gather Your Evidence

You’ll need to provide supporting evidence for your application. This might include:

  • Reports from your healthcare team (occupational therapists, physiotherapists, etc.).
  • Letters from your support providers.
  • Information about your current housing challenges.

The goal is to show how SDA will support your independence and wellbeing.

Submit Your Request to the NDIS

Work with your support coordinator to submit a Home and Living Supports Request Form to the NDIS. This outlines why SDA is the right option for you.

The NDIS will review your application and let you know their decision.
