Understanding SDA
What is SDA?
Specialist Disability Accommodation (SDA) is housing for people with very high support needs. It’s designed to make life easier by offering accessible features and the right support environment.
SDA is about more than just a house - it’s about having a home where you can live your best life.

Understanding SDA Categories
Specialist Disability Accommodation (SDA) is a range of housing designed to support people with extreme functional impairment or very high support needs. Within SDA, there are four distinct categories, each tailored to different levels of accessibility and support requirements.
Improved Liveability
This category is for people with sensory, intellectual, or cognitive impairments. Homes in this category include design features that enhance liveability, such as:
- Improved physical access
- Enhanced lighting and soundproofing
- Clear lines of sight and minimal complex layouts
Fully Accessible
Designed for individuals with significant physical disabilities, these homes provide a high level of accessibility. Features may include:
- Step-free access throughout the property
- Wide doorways and hallways
- Accessible bathrooms, kitchens, and living spaces
High Physical Support
These homes cater to those with high-level physical support needs. They include additional structural provisions for assistive technology and personal care equipment, such as:
- Ceiling hoists
- Emergency power solutions (back-up systems)
- Assistive technology infrastructure
Robust
Designed for people with complex behaviours that may pose a risk to themselves or others, robust housing focuses on safety and durability. Features often include:
- Impact-resistant materials
- Secure windows and doors
- Private breakout spaces and soundproofing
